Review the purchase, renovation, and resale together.
Your project budget should explain how you plan to move from acquisition to a sale. Gather the details below, even if some are still estimates.
What to bring
- The property address, purchase price, contract status, and target closing date.
- A renovation scope, itemized budget, contractor information, and expected work schedule.
- Your resale value assumptions and the comparable sales supporting them.
- The cash you plan to contribute, plus a reserve for carrying costs and unexpected work.
- Your completed investment projects and planned exit if the sale takes longer than expected.
Questions to discuss
How are renovation draws released? What inspections, fees, and interest costs apply? How much cash will you need at closing and during the work? What happens if the project needs an extension?
Rental & Airbnb preparation
Put property income and holding costs in context.
A rental financing review needs a clear picture of the property and the income strategy. Short-term rental eligibility varies by lender, property, and market.
What to bring
- The property address, purchase price or estimated value, ownership details, and existing loan balance if refinancing.
- Current leases and rent records, or clearly labeled income projections for a proposed rental.
- Expected taxes, insurance, association dues, management costs, maintenance, and vacancy reserves.
- For an Airbnb or other short-term rental, your operating history or market assumptions and the status of local permissions.
- Your available capital, expected holding period, and long-term repayment or refinancing plan.
Questions to discuss
What income documentation will the lender accept? How is debt service evaluated? Does the program fit the intended rental use? What reserves, prepayment terms, and ownership requirements apply?
Confirm local short-term rental rules and property restrictions before relying on an Airbnb strategy.
Construction preparation
Bring the plans, budget, and build schedule together.
Help the lender understand the project, the team delivering it, and how funds will be used as work progresses.
What to bring
- The property address, land ownership or purchase details, and any existing debt.
- Plans, specifications, permit status, and a clear description of the proposed project.
- A builder or contractor profile, relevant completed projects, and construction agreement if available.
- A detailed budget, contingency allowance, draw schedule, and expected completion date.
- Your capital contribution, reserves, completed projects, and sale or long-term financing plan.
Questions to discuss
Which approvals are needed before closing? How are draws and inspections handled? What costs are eligible for financing? How are interest, contingency funds, delays, and the final payoff addressed?
