Your estimated comparison
Enter the loan amount and rate for each proposal to see estimates.
| Estimate | Proposal A | Proposal B |
|---|---|---|
| Monthly principal & interest | — | — |
| Upfront loan costs | — | — |
| Interest through your chosen exit | — | — |
| Remaining principal at exit | — | — |
| Financing cost through your chosen exit | — | — |
| Cash contribution + upfront costs + prepaids | — | — |
| Reserves held separately | — | — |
Financing cost = interest paid + upfront loan costs + the payoff charge you enter. Principal repayment and the remaining balance are excluded from financing cost. The remaining balance must still be repaid at exit. Cash needs and reserves are shown separately; reserves are not spent loan fees. This is not an APR calculation, a quote, or an eligibility decision.
Taxes, insurance, HOA dues, operating expenses, and sale or refinance transaction costs are excluded unless you enter an applicable amount in a cost field. Calculations use unrounded payments internally and display amounts rounded to cents; actual lender rounding and interest conventions may differ. A lower modeled cost alone does not determine which proposal fits your investment.
