DSCR and rental cash flow: check both

A property’s rent-to-payment ratio is one part of a financing review. Your operating budget also needs room for the costs of owning and managing the rental.

Start with the lender’s calculation.

For many residential DSCR programs, a screening calculation compares monthly rent with principal, interest, property taxes, insurance, and association dues (PITIA). Confirm the lender’s exact method and the rent documentation it accepts. Program qualification also depends on the rest of the file.

A 1.25 ratio can still leave a tight operating budget.

Assumed monthly rent ÷ assumed PITIA$3,000 ÷ $2,400 = 1.25

That leaves $600 before the additional allowances below. Taxes, insurance, and HOA dues are already included in the $2,400; they are not subtracted again.

Invented monthly budget and planning allowances
ItemMonthly amount
Gross rent$3,000
Principal, interest, taxes, insurance & HOA−$2,400
Vacancy allowance (5% of gross rent)−$150
Management allowance (8% of gross rent)−$240
Routine maintenance allowance−$150
Major repair / replacement reserve−$150
Amount left after these allowances−$90

The allowances are planning assumptions, not monthly bills or universal percentages. The result is an illustrative budget after reserves, not accounting profit. Utilities, leasing costs, income taxes, and other property-specific expenses are excluded.

Test the assumptions that matter for your property.

  • Separate signed leases and collected rent from projected rent.
  • Check taxes and insurance using property-specific estimates, including expected changes.
  • Budget for turnover, maintenance, and major replacements even when the property is occupied.
  • Consider how lower rent, vacancy, or an unexpected repair would affect your available cash.
  • For a short-term rental, examine seasonality, operating costs, local permissions, and the lender’s accepted income evidence.

A lender reserve requirement and your own operating reserve are separate planning questions. Ask how much cash must remain after closing, then decide whether that amount fits the risks you are taking.

What to bring to a rental review

Bring the property address, price or value, proposed loan amount, rent evidence, tax and insurance figures, ownership details, available capital, and the intended holding period. Use the rental preparation guide to organize them.
