Getting started
What investment property loans can Stephens Capital Group help me find?
We help investors explore business-purpose financing for fix and flip projects, long-term rentals, eligible Airbnb properties, bridge needs, and ground-up construction. These options are for investment real estate, not a home you plan to live in. The property, location, budget, and exit plan determine which programs are worth reviewing.
Can I get financing for my first investment property or house flip?
Some lender programs consider first-time investors. Your available cash, credit, property, project scope, and contractor or management plan still matter. Tell us what experience you have and where you need support so we can identify requirements to confirm before you commit to a deal.
How much down payment and cash will I need?
There is no single amount for every investment loan. Plan for your contribution to the purchase or project, closing costs, reserves, and any work you must pay for before a draw is released. We help separate these cash needs from the advertised loan amount and identify what the lender still needs to confirm.
What credit score do I need for an investment property loan?
Minimum credit scores vary by lender and program. Credit is reviewed alongside the property, leverage, available cash, experience, and repayment plan. Share an estimated score range for the initial conversation; a fit review is not a credit approval or a promise of specific terms.
What states does Stephens Capital Group serve?
We review requests in most U.S. markets. Programs are not currently offered in Arizona, California, Nevada, North Dakota, Oregon, South Dakota, or Vermont. Availability also depends on the lender, property type, and proposed transaction, so start with the property state.
What documents do I need to start a financing review?
Start with the property address and state, purchase price or value, strategy, target closing date, and available capital. Add a renovation budget, rent information, or construction plans when relevant. Estimates are welcome for the first conversation. Use our borrower readiness checklist to organize the file.
Rates, timing & working with us
How do I find a good rate on an investment property loan?
Compare written proposals for the same property, loan amount, and expected holding period. Look at points, lender and broker fees, payments, and early-payoff costs alongside the interest rate. We help explain options available through our lender relationships. Try the interactive comparison worksheet to organize two offers.
What loan fees should I compare, and how is Stephens Capital Group paid?
Ask for an itemized explanation of lender charges, points, any Stephens Capital Group compensation, who pays it, and third-party costs such as appraisal and title. Amounts and payment arrangements depend on the proposal. Compare these with your cash needed, reserves, and repayment terms before choosing an option.
Can I get investment property financing with a tight closing deadline?
Tell us your contract deadline and send the available property and financial details early. We can assess potential fit and identify missing items. Closing timing depends on lender underwriting, appraisal, title, insurance, and other conditions; an initial fit review or preliminary term sheet does not guarantee a closing date.
Who will keep me informed during the financing process?
You work directly with Phillip Stephens to organize your request, discuss available options, and clarify the next steps. After reviewing the available information, we provide a written follow-up identifying key points and open items. Questions about a lender’s conditions are addressed with that lender so you can understand what is still needed.
Is Stephens Capital Group a direct lender?
We help prepare and present financing requests to independent business-purpose lenders. We compare options available through our lender relationships, which may not include every provider in the market. The lender sets its terms, underwrites the file, and makes the financing decision. Learn how we work with lenders.
Is the initial consultation free, and what will it cover?
The 15-minute consultation is complimentary. We discuss your property, goals, available capital, timeline, and planned exit, then identify information or options worth exploring. You can start before the file is complete. A detailed comparison depends on the information and lender responses available. See what your financing review covers.
Rental income, renovations & your exit
Can I get a rental property loan without W-2s or tax returns?
Some DSCR rental programs assess the property’s rental income instead of using a conventional personal debt-to-income calculation. That does not remove the lender’s review of credit, cash, reserves, property condition, or required documents. Eligibility and documentation depend on the program. Explore DSCR rental financing.
How is DSCR calculated, and what ratio do I need?
For many residential rental programs, DSCR compares accepted monthly rent with principal, interest, taxes, insurance, and association dues. Hypothetically, $3,000 in rent divided by $2,400 in these costs equals 1.25. Lenders set their own calculation and minimum. This ratio leaves out expenses such as vacancy and maintenance; review those in a separate cash-flow budget.
Can I use a DSCR loan to buy an Airbnb or short-term rental?
Some programs consider eligible short-term rentals. The lender must confirm the property and location, acceptable income evidence, operating history or projections, and any reserve requirements. Check local permissions and property restrictions before relying on Airbnb income. Prepare your rental financing questions.
Will a fix-and-flip loan pay my renovation costs upfront?
Renovation funds are often held back and released through draws after approved work and progress verification. You may need cash to pay contractors before reimbursement. Confirm the draw schedule, inspections, fees, release conditions, and which costs are eligible before starting work. Review fix-and-flip financing.
Can I refinance a hard money or bridge loan into a DSCR loan?
A DSCR refinance may be an option once the property meets the new lender’s requirements. Rent evidence, condition, appraisal, ownership seasoning, credit, and reserves can affect the result. Refinancing is a separate approval, so review the proposed exit before the short-term loan comes due. Use our bridge-loan exit guide to prepare.
Will I pay a penalty if I sell or refinance early?
Some investment loans include a prepayment penalty, minimum-interest requirement, or exit fee. Ask when each charge applies, how it is calculated, and whether an alternative structure changes the pricing. Match those terms to your intended sale or refinance date. Our hypothetical loan comparison shows why the holding period matters.
