If you plan to sell
Review project completion, title issues, listing readiness, realistic selling costs, and how a delayed closing would affect your cash needs.
Bridge financing preparation
A planned sale or refinance needs a timeline of its own. Work backward from the existing loan’s maturity date and identify what must be ready before the next financing step.
Locate the note, maturity date, payment schedule, and any extension terms. Request a dated payoff statement for the expected payoff date; an account balance alone may leave out accrued interest or other charges.
Review project completion, title issues, listing readiness, realistic selling costs, and how a delayed closing would affect your cash needs.
Confirm the new lender’s property-condition, rent-documentation, valuation, ownership, seasoning, credit, and liquidity requirements for the particular file.
Seasoning means a required period of ownership or other program-specific history. Ask which event starts the period and whether the rule changes for a cash-out transaction. A future refinance requires its own underwriting and approval.
